Question: Are open houses still necessary given the virtual pivot during the pandemic and the fast-pace nature of the market?
In our opinion, open houses are vital. Especially in this competitive market, with very thin inventory, in order to maximize the listings exposure. We find that open houses create the highest volume of traffic. In one weekend, we have welcomed over 200 attendees. This resulted in a high count of multiple offers, and higher nets for our sellers, exceeding their, and our, highest expectations. We find that many of our buyers would prefer to attend open houses on their own schedule on the weekends, rather than having to attend scheduled appointments during the week.
