The median home sale price in Napa jumped an impressive 29.4 percent between November and December, bringing the average price to $1,050,000. Sales in wine country were also up 12.4 percent last month. It was the one bright spot in an otherwise dreary December in NorCal.
Compared to December 2020, Napa’s median sale price was up 24.7 percent, when the average price came in at $842,000. Even with the price gains, year-over-year sales were still down 9.9 percent in Napa, according to the California Association of Realtors.
While Sonoma and Santa Clara also saw nominal increases in median sale prices (2.5 percent and 2.8 percent, respectively), the rest of the Bay Area saw price decreases in December 2021. San Mateo and San Francisco had the largest decreases (12.5 percent and 11.1 percent, respectively). The average home sale price in San Francisco last month fell from $1.9 million to $1.69 million.
Like much of California, year-over-year sales were down across all the Bay Area counties, according to CAR. Marin home sales were down 51.1 percent compared to December 2020.
