As the federal eviction ban was struck down and some state bans—including California—are soon to expire, Zillow researchers looked at what possible pandemic-related rent struggles are on the horizon across the U.S.
According to their research, Zillow estimates that about 3 million renter households are at risk of eviction, although much uncertainty remains around how many will actually be evicted. The unknown lies within the pace of relief distribution, and what sort of legal challenges may arise for landlords once the eviction bans expire.
As a whole, according to the Census Household Pulse Survey, more than 7.9 million households are behind on rent.
Zillow estimates there will be 485,499 eviction filings in the next two months, with a projected 267,835 likely to be evicted.
There are federal, state and local relief programs in place to assist both renters and landlords facing financial hardships due to the pandemic. However, according to the U.S. Department of the Treasury, only $5.1 of the $46.5 billion in rental relief has been distributed by state and local governments.
