Continuing our look at this week’s monthly numbers from the California Association of Realtors, we turn our attention to the northern reaches of SoCal, where the Santa Barbara region saw monthly and, for some, yearly declines.
According to CAR, the median sale price in Santa Barbara last month was an even $1 million. Impressive, of course, but the figure represents a 10.1 percent decrease from August 2021, when the median price was $1,111,960.
Neighboring San Luis Obispo also saw a slight dip, with an average sale price of $755,000, down nearly 2 percent from August’s stat of $770,000. Still, prices in San Luis Obispo were up 10.3 percent year-over-year.
A little further up the coast, Santa Cruz saw a monthly decline of 5.2 percent to an average price of $1,190,000. Monterey was the only Central California coastal region to post both a monthly and annual decline, down .2 percent and 3.9 percent, respectively. The average sales price in Monterey in September was $826,250—down from $860,000 in September 2020.
